Maintenance issues when renting..

Hi all! Just wanted to get some advice. Our water heater leaked and unfortunately caused part of the ceiling to drop. 😩

I just want to clarify who is responsible for replacing the water heater, the tenant or the landlord?

The landlord’s management company told us that since the heater costs under AED 1,000, it would be our responsibility. But my understanding of the clause in our contract is that the AED 1,000 limit refers to the maintenance cost and the cost of the actual item/replacement.

Also, wouldn’t a water heater be considered a major maintenance issue rather than something the tenant is responsible for replacing?

Has anyone experienced something similar or can clarify how this usually works? Thanks! 🙏
