FTB Dilemma: Smaller safe village home (Uppermill) vs. Big house in a "mixed" area (Mottram)

.

Us:

  • First-time buyers, married, no kids yet but planning to in the future.
  • 1 person WFH, 1 commutes to Manchester city centre. (unfortunately)
  • Priorities: Safety, peace, and quiet. Zero interest in a social life. (lol)

Options:

  • Option 1 (Uppermill / OL3 Property): 78 sqm. Stunning stone village, highly desirable, very safe. The catch: Tight on space for future kids and a full-time WFH setup. This is the most we could afford comfortably in this area.
  • Option 2 (Mottram / SK14 Property): 110 sqm over 3 floors. Massive space, perfect WFH setup, great value. The catch: Small garden. Sits closer to a mixed/social housing area, making us nervous about safety and local vibe. Long walk to train station.

The Question:

Since we want to stay long-term and start a family later, do we buy the smaller safe village home and deal with the space limits later, or grab the extra square footage now while compromising slightly on the surrounding area? How bad is it? For those who know these parts, how much does neighborhood quality outweigh physical living space?

Thank you very much kind people!
