Looking to rent small office space

I’m hoping some brokers, realtors, or just someone who knows someone can help me out. I’m looking to rent a small office space that has a waiting room and a private office. I’m hoping for year long leases at a time. This would really only need to accommodate 2-4 people at a time max. Bonus points if it has a private bathroom. I am looking in the Costa Mesa, Newport, Irvine ish area. Really hoping to keep it no more than $900/mo. Somewhere walkable and cute if possible. Thank you!
