WIBTA How do I tell my friend they have a huge mold problem?

My friend has mold in their house. I am certain of it. I had the same issue and lost my house because I couldn't afford to fix how extensive it became. I now have mold sensitivity and can smell it even when everyone thinks things are fine.

I am almost 100% sure because of the smell on their clothes and the reactions I get when I go over. I've been avoiding their place for a year now after feeling a bit sick the last few times. We're both broke AF. I know they can't afford repairs. I feel like IATA for not telling them, but I really have no idea how to say it because I worry I WILL sound rude and judgmental, especially since I already know they can't do anything about it. I want to sort of explain why I can't come over, and that I am concerned for their health too. But if they really can't fix it, I cant come over and it's not because I think they are nasty or that I am better than them. Anyone have experience dropping news like this to someone?
