Is this good?

I just wanted others opinions before accepting a deal.

We put an offer on a condo for $425,000 contingent on us selling our home in 45 days.

Our home was put on market Tuesday. Today we got an all cash ($274,999). no contingency/inspection with closing date of Sept 7. Well within the time limit for the condo.

My realtor posted it low to start a bidding war so I am a bit hesitant to take the first offer. I was hoping for more towards $300,000. However I am a bit lacking on all this so wanted to see others thoughts.

Our house is in a highly desired neighborhood. New AC/Furnace, New tankless water heater, additional washer drier installed in basement, windows replaced 4 years ago, master bathroom upgraded with walk in shower and toilet/bidet combo with remote, large upgraded sump pump, French drain and water proofing in corner of basement, LVP floors through entire house.
