Renting entire home to child. Capital gains?
Here's a good question.
For primary residency, a spouse or a child must inhabit a residential property to keep the property as a primary residence, in which when you sell, is capital gains exempt. CRA Canada.
If the owner of a home, rents the entire home to his child at fair market value, and the home still remains the child's primary residence 100% of the time, and the owner of the home, never puts another home in his name, and claims no CCA, but claims expenses like utilities, property taxes home insurance and reports the annual rental income from the childs rent.
Would there be capital gains on the home, when he decides to leave the home to his child down the road, at death, in a trust, or the child put on the title as a beneficiary.
