Mahindra Blossom Deal

Getting a deal of 3.5 cr for a 3.5 bhk (carpet area 1515 sqft, sbu ~ 2200 sqft) at Mahindra Blossom right at hopefarm junction. Any thoughts? Is this a fair ask as all inclusive price is coming at 16700 per sq ft.
