Comparing counter offer with new job offer - immediate decision needed

I need to decide by EOD today but essentially I got a job offer for 85k and 10k relocation (within the same city but move closer to the office) and my current job matched but is changing my title from a specialist to an analyst and adding more reporting responsibilities.

A couple more details:

-I would be joining a fintech company in a Merchant Support/Operations specialist role. My current job is in banking. The new company is incredibly small and growth could be exponential there whereas in my bank I could see stagnation.

-There are red flags for both jobs so it’s a toss up in that sense in terms of believability for both.

-An analyst position is something I’ve always wanted but it’s in banking in something relatively niche and I don’t like banking all that much (new job is more intriguing).

-HCOL city.

-New job offer is 4 days in office and 1 day remote and my current job countered with 3 days in office and 2 days remote. I like more remote for sure.

-I am not unhappy with current job I just don’t really find too compelling to me (honestly I just might not like working at all tbh so not sure if the new job would be that compelling to me either).

-Benefits/PTO in current job is really nice and I still don’t know the benefits for the new job and I am set to start on Sept. 9th.

Please ask me any questions could use some advice here. Was blindsided with the counter because I was here for a short amount of time but it’s clear they want me to stay as I have made an impact.
