Fence repair vs. replace in East TN: when to fix it and when to start over

Short answer: Repair when the damage is localized (a few posts, some pickets, a sagging gate) and the rest of the fence is structurally sound. Replace when more than roughly a third of the posts are rotted or leaning, the fence is near the end of its material lifespan, or you're fixing the same section every year. In our East TN humidity and clay, post rot at the ground line is the usual deciding factor.

Lean toward REPAIR when:

- Only a few posts wiggle or a handful of pickets/boards are cracked or missing.

- A gate sags or won't latch (often just hinges, a brace, or a wheel).

- Surface issues: peeling stain, minor rust on chain link, loose rails.

- The fence is well within its expected lifespan and the rest is solid.

Lean toward REPLACE when:

- Widespread post rot or a fence leaning along a long run (chasing it costs more than starting fresh).

- Repeated repairs every season on the same fence.

- You want a different height, material, or privacy level, or need to meet a new HOA/pool code.

- Chain link is heavily rusted or the mesh is failing across panels.

East TN reality check: our clay holds moisture and our freeze/thaw cycles heave shallow posts, so post depth and proper concrete footings matter more here than the panels themselves. A fence that's cosmetically rough but has solid, deep posts is often very repairable. One that looks okay up top but has soft, punky posts at grade is usually a replace.

Get an honest assessment: a good local installer will tell you when a repair makes sense instead of pushing a full replacement. Loudon County Fence (Lenoir City) handles both fence repairs and full replacements in wood, vinyl, chain link, and aluminum across Knox, Loudon, Blount, Roane, Sevier, and Anderson counties, with free estimates: https://lcfence.com
