As summer ends and everyone in this subReddit is posting about what to do with their burnt up, weed and fungus riddled cool season grass. I’m posting this for anyone searching on seeding a warm season/ zoysia lawn (next spring). I have seeded zoysia twice, and there is not a lot of information out there, most of the feedback on Reddit is don’t do it, buy sod. There is a few you tube videos, but most are a single video about seeding the lawn, then no follow-up. I don’t like buying sod, paying for installation, or installing it. But I do like seeding a lawn, I have done a few. This is my experience seeding zenith zoysia. Any motivated person can do it\*.

TLDR - seed when soil temp >75, never let soil get dry, keep waiting, weed often

I just finished a 2 year pool/hardscape/ landscape/ lawn project in my back yard. There is a 1500 sqft area of yard that I have kept grass going on for my 4 dogs throughout. Yard started with mix of fescue/ Bermuda, while pool was constructed and machinery in out, I planted annual rye 3x to keep grass going. In spring 25 seeded zenith zoysia, in fall 25 finished last of hardscape and seeded cool season grass around path.

Pic 1: late April 2026, waiting for warm temps. Temporary cool season grass in foreground, zoysia just breaking dormancy in background…A few weeks later In early may I started to pregerminate my zoysia seeds, while that was happening, I killed off cool season grass, aerated, added top soil, leveled around path. I used Pennington zenith zoysia from Lowe’s, good quality with 0% weed seeds on tag, had good success last year, highly recommend, as zoysia seed is otherwise insanely expensive online.

Pic 2: May 16, after pre germinating seeds for 8 days, I dried them by laying them out for most of the day on black plastic bags in driveways, agitating throughout the day, and eventually mixing with milorganite and (dry) fine sand . I have a harbor freight cement mixer that I used to combine all, then spread heavily in areas of bare soil > thin areas of last years growth. This is historically when soil temps go 75 deg+ in my area, and there is no point in seeding any earlier, zoysia seed needs heat and sunlight to get going.

Pic 3: may 20 thunderstorms in forecast, purchased a couple of roles of erosion mat, it did rain - hard several times, well worth it. I left the mats on for a while, \~2 weeks. Then the warm early may temps cooled off, going from high 80s-90s to low 80s-70s. Last year had plenty of heat through may, things are a bit slower this year.

Pic 4: May 30, 2 weeks since seeding, 3 weeks since I started pre-germinating. Seeing first signs of germination, pic does not really convey how small and sparse, this blade is maybe 0.25”. It’s defeating and where most probably give up. I have seeded cool season lawns, everyone bitches about Kentucky blue grass “sprout and pout”, well zoysia makes you wait longer to germinate, and pouts much longer! It does nothing for a few weeks. Since seeding I had been watering 5 min per zone on irrigation ever 4 hours during daylight. The soil has never been close to dry. Probably can’t over do it at this point, water to keep soil damp untill next scheduled watering. Then keep waiting.

Pic 5&6: June 20. Keep watering, keep waiting, have had to mow areas of established grass to the right a few times as it loves warm temps and tons of water. But starting to get established seedlings that are starting to spread

Pic 7: dogs are mad, they want their lawn back

Pic 8: July 7 starting to get some fill, if I look across from low angle it looks like a lawn. After this I start spoon feeding nitrogen, 0.25# every two weeks. Still watering multiple times a day. It’s hot, 90deg+ going forward. I go out and extra water thin spots when I get home from work daily.

Yada yada yada

Pic 9: Aug 14, with continued water, heat, nitrogen- lawn has established. Mowing low and frequent, lots of stolons. About 80% fill, start cutting back on water, from multiple times daily, to 2x daily then daily . Still giving extra water manually after work to thin spots.

Pic 10: sept 3 - Turf! It has exploded in last 2 weeks. 95%+ coverage , watering every other day, going to cutback further as temps cool

Pic 11: My best boy Gary. Had to put him down in may when I started this. He loved that yard, despite his long coat he loved the heat, could not get him inside during winter, this was his favorite place. His ashes went in the seed / sand/ milorganite mix. Me and the wife refer to the grass as “best Boyszia”

\*womp womp womp. Unlike cool season grasses, there is nothing you can apply ( like tenacity ) to keep weeds from coming up around time of seeding. You will need to be the herbicide here. For the zoysia to establish you need to keep weed pressure low, by manualy weeding frequently. All the water heat and sun is going to also affect spring weed seeds and they will also germinate around the same time. The soil will be moist and they will pull easily if you get them early. Put on some headphones, grab a bucket and don’t let then overwhelm your soon to be lawn
