I’ve been looking into Embassy Knowledge Park around the Tharahunise / IVC Road side of North Bangalore, and I’m curious what people who actually know this area think.

From what I can find, the larger development is being planned as a mixed-use/integrated development, with residential and commercial components. Embassy’s own investor material also mentions a planned commercial component in North Bengaluru, currently at the design/planning stage.

What interests me more is the location rather than the brochure.

The area has a few things going for it:

Relatively close to Kempegowda International Airport
Access towards IVC Road and the Devanahalli side
Growing aerospace/industrial and business ecosystem in North Bangalore
Several educational and healthcare developments in the wider corridor
Potential for the area to become more developed over the next several years

But there are also obvious questions.

The biggest one for me is how developed the surrounding neighbourhood actually is today compared with what is being projected for the future.

A large planned development can look great on paper, but the actual experience depends on approach roads, public transport, nearby shops, schools, hospitals, traffic and how quickly the surrounding land gets developed.

I’m also seeing quite a bit of discussion around the residential side of Embassy Knowledge Park, including apartments/villas and early-stage pricing. Some online figures are quite different from one source to another, so I wouldn't rely on a random website for the final numbers.

For people familiar with this part of North Bangalore:

How is the IVC Road/Tharahunise area right now?
Is the airport connectivity actually convenient for regular travel?
Are there any major infrastructure developments nearby that you're personally watching?
Would you consider living here, or is this mainly a long-term investment location?
How would you compare it with other North Bangalore areas such as Devanahalli, Yelahanka, Bagalur or Chikkajala?

Not looking for sales pitches or broker opinions — just interested in hearing from people who have actually visited, live nearby, or have been tracking the area for a while.
