What are the main things to know about Golden Visa properties in the UAE?

I’ve been reading about buying property in the UAE for a Golden Visa, and there are quite a few things that can be confusing at first.

One thing I noticed is that simply buying a property doesn’t automatically mean you qualify for a Golden Visa. The property value, ownership, financing, and required documents can all matter.

From what I’ve found, the general property investment threshold is AED 2 million, but I think it’s important to check the current rules before making any decision.

A few things I’d personally want to know before buying:

  • Which properties actually qualify?
  • Does an off-plan property count?
  • What happens if the property is financed with a mortgage?
  • Is Dubai the best option, or are other emirates worth considering?
  • What documents are needed for the visa application?

There’s a lot of information online, but sometimes it’s hard to know what is actually important.

For anyone who has looked into Golden Visa properties in the UAE, what was the most useful thing you learned during your research?
