Payment failed by recipient

I’m trying to pay rent, zelle worked with my Boa account, but I switched to a local bank because I’m SICK of big banks lol. Well now I am having issues paying rent via Zelle. Of course if I use any other method my landlord will charge a fee…. When I send any amount (I have tested 10 -750 (my max amount allowed)) it’s says “the receiving bank has failed the transaction” I have sent money to my mom to test if it was an issue on my end and both times it went through fine. I have texted my landlord to see if they had any issues with anyone else and am waiting for a response. Any ideas on how to fix this from my end? I really really don’t want to have to pay a fee to send my rent through Venmo.
