I'm looking for a qualified tenant interested in a temporary sublease of my 1BR apartment at Jasper in Hunters Point, Long Island City.

• Rent: $3,300/month
• Earliest start: November/December 2026
• Term: Through approximately May 2027, with the possibility of extending through September 2027
• Location: 2-33 50th Ave, Hunters Point, LIC
• Building: Jasper, a luxury building near Gantry Plaza State Park with a rooftop pool, gym, lounges, coworking spaces, and other amenities

Important: this is not a standard sublease

The apartment is an affordable/rent-stabilized unit, so the subtenant must qualify under the applicable HPD income, asset, and household requirements.

Building management have indicated that they will consider one if the prospective subtenant meets all requirements and completes the approval process.

The process would include:

• HPD income/asset/household eligibility review
• Credit and criminal background screening
• Tenant Income Certification
• Management/HPD approval
• Formal sublease documentation

Because of the approval process, November/December 2026 is the earliest realistic start date. I'm looking to identify a potential candidate ahead of time so there is sufficient time to complete the required process.

For reference, Jasper's previously published lottery income ranges for a $3,300 1BR were:

• 1 person: $113,143–$147,420
• 2 people: $113,143–$168,480
• 3 people: $113,143–$189,540

These are the 2025 lottery figures for reference; current HPD requirements will determine eligibility.
