[Landlord-CA] Furnished Finder lease paperwork and e-signing

I plan to do a furnished room rental in California. I see that lease paperwork is not included in the Furnished Finder annual fee. How can I see what the available forms look like and how they work before purchasing? I don’t want to waste money buying it in advance and either not finding the forms usable for this location or else end up not needing lease forms at all because I never find a tenant I’m willing to rent to.

I want to be familiar enough with using the forms before a tenant is selected so that I am not fumbling around trying to figure it out after I have someone ready to rent the room.

Are there sample screenshots or detailed descriptions anywhere or can anyone describe them and how they work from both the landlord side and the tenant sides?

Are you better off not using the FF-provided lease documents at all and getting e-forms from another service such as Zillow?
