2022 Mazda CX-30 Sport

I am helping my best friend find a car. She has a friend who owns a dealership, and we are exploring options. She likes a 2022 Mazda CX-30 Sport that they have listed for about $22K. They said it has a clean Carfax. However, it has 112,039 miles on it!!! I don't know if I am hyperfixating on that, but I feel like there is something off with this car... I asked for them to send me the Carfax report, and I am currently waiting on it.

Any ideas on what to look for once I get the Carfax report?

Do y'all think I am overreacting based on mileage alone?
