Pre-selling house - how do I exit before turnover?

Real Estate

Hi! Need advice from anyone who has gone through this.

I bought a pre-selling house-and-lot, with target turnover in Q3 of 2027. Due to changes in my financial priorities, I’ve decided na ayaw ko nang ituloy hanggang bank financing/amortisation.

I’ve already paid around ₱780k in equity. I understand na I probably won’t recover the full amount, but I want to know the best way to exit before turnover.

For those who have done this:

  1. Usually ba Transfer/Assignment of Rights ang process, or cancellation?

  2. Ano yung documents na kailangan kong secure from the developer? CTS, SOA, payment history, ORs, etc.

  3. What fees/taxes/expenses should I expect?

  4. Can I find a buyer myself who will take over the remaining payments? If walang mahanap, what’s the best thing to do?

  5. How much of my paid equity can I potentially recover, and paano usually kino-compute?

  6. What should my agent be able to help me with? Do I normally need to pay my agent an additional fee/commission for facilitating the transfer, or is this something they should assist with as part of the transaction?

  7. Should I approach my agent first or the developer directly?

I’m not expecting to recover everything I paid. I just want to understand the proper process and avoid making an expensive mistake.

Would appreciate advice from anyone who has actually gone through pre-selling property transfer/resale in the PH.

Thanks!
