AED 1M in Dubai: Studio or 1-bedroom for investment?

If you had around AED 1 million to invest in Dubai today, would you choose a studio or a 1-bedroom apartment?

I'm interested in the reasoning behind the choice.

A studio can have a lower entry price and potentially a strong rental yield, while a 1-bedroom may appeal to a wider tenant and resale market.

But I don't think the answer is simply "1-bedroom is better" or "studio gives better ROI."

It depends on the location, purchase price, service charges, rental demand, building quality and future supply.

For investors currently looking at Dubai:

And what would be your main priority: rental yield or capital appreciation?
