What percentage of an RV park’s revenue would you want coming from long-term tenants?

I keep going back and forth on the ideal mix between nightly, weekly, monthly and seasonal guests.

Long-term tenants can give you predictable income and lower turnover costs, but too many can limit rate growth and make the property feel more like a mobile home park. Nightly guests can produce better revenue per site, but they also bring higher marketing, staffing and operating costs.

For people who own or operate parks, what mix has worked best for you?

And has your answer changed depending on whether the park is a destination property, a workforce park or something near a major highway?
