Hey everyone,

Sharing an analytical breakdown of Mira Ocean Estates, a 9.3-hectare beachfront master development by MIRA Developments located in Hawana Salalah, Oman.

With capital diversifying beyond traditional GCC markets, Salalah's coastal corridor presents a distinct real estate thesis:

1. Delivery & Specification Model

• Turnkey Product: All units (222 apartments, 20 townhouses, 21 villas) are handed over completely move-in ready.

• Interior Specs: Outfitted with Italian furniture, integrated appliances, and designer lighting.

• Infrastructure: The master plan integrates internal water canals, a private beach club, a 130-key 5-star hotel, and a dedicated medical wellness spa.

2. Tourism & Short-Term Rental Demand

• Salalah benefits from a dual-season climate (including the Khareef monsoon season), driving average tourist stays of \~5.6 nights.

• Fully furnished, hotel-serviced inventory matches short-stay vacation rental demand without requiring post-handover fit-out capital.

3. Financial & Ownership Terms

• Starting Entry: AED 550,000 / OMR 57,600 (Studios)

• Payment Terms: 50/50 plan (50% during construction / 50% on handover Q4 2028)

• Legal: 100% Foreign Freehold ownership, granting long-term Omani residency rights to buyers.
