Repair or replace 2010 Subaru Forester 125K

I bought car in December 2024 and I put zero repair into it besides oil change. I did spend a little too much on it as it was at the dealer and I had no credit I believe somewhere between $8,000 to s8500.

Now I need some stuff rear pads rotors possibly sticking caliber and a lots of exhaust repair. May need the whole exhaust system is rusted. Also possibly a Cat converter in a year or two. Other than that the previous owner from what it looks like has changed a head gasket and the timing chain new belt, some suspension work. I see no signs of oil leak no signs of oil consumption. Although I only drive the car for 10 miles 5 days a week
