Home Offer Help Houston, TX

Residential

Hi, my first time posting on Reddit after spending years of my life reading your advice. Please be nice!

Looking to purchase my first home. My real estate agent submitted a verbal offer for $280k (list price) and $8,000 seller credits. They rejected this offer saying no credits, full price.

They then hosted an open house that I assume didn’t go as planned because then they wanted to take me up on my offer.

It’s been 6 weeks since then and the house has been listed for 50 days. What do you suggest I offer this time around?

House was built in 1970s, 7,000sqft lot, 1900sqft home, 3 beds, 2 baths. House itself is pretty outdated, but in a good neighborhood, no HOA, good location. I can tell the house is very well taken care of, Zillow estimates it at $274k (for what that matters).
