I'm M24 and want to seek clarity of the relationship with my colleague F22

I am a 24 years old M over the past 1 year I developed quite a good bond with my office colleague F22 however she has a BF already and told about it ,initially we just spoke through text and during work, after sometime we went out on a first time( short meeting) , then another slightly longer meeting outiwde work and recently we also had our first drinks together, I really enjoy hanging out with her, and recently she even told her bf on call that she is just out with a relative.

She even walked me home on the last time we hanged out and asked me to message when I reach home safely. The last date totally felt like we were a couple even though she has a partner outside. I am just really curious and would like to seek a further clarity on such a relationship and do I have hopes with her? I too really like her a lot and find her quite compatable. Please guide on how to take this relationship further.
