No early termination clause in tenancy contract.

Hello

I need advice on my current situation, I want to vacate my apartment before the contract expires, however there is no clause of early termination, and they are imposing on us to pay the full years rent, as rents are ever growing, I want to understand if there is any other way to get out of this. I have offered them to mutually reach an agreement and i can pay 2 months rent as penalty and vacate the apartment. I have given 4 cheques for 1 year. My first cheque had cleared and i got my ejari made. The second cheque was due on the 1st September, i had informed the landlord before hand about my financial difficulty and wanted to come to a mutual agreement, where i was ready to pay a penalty of 2 months rent. However they went ahead and deposited the cheque and it was returned. Now they are threatening to do a legal case on me. Basically they are asking me to pay a full year of rent and not allowing me to vacate early even if i am ready to pay 2 months rent as penalty.

Annual rent of apartment is 200k. (Which i pay in 4 cheques, so 50k each).
Deposit, i have given 17k.
Tenancy contract start date : 1 june 2026
Contract end date: 30 may 2027

If anyone went through similar situation, please share your experience and suggest the way to go ahead. Keeping in mind the landlord is Juma Al Majid building.
