What do you think of Tranchi AI? The claims sound interesting but I want real feedback

I’ve been looking at Tranchi AI and I’m kind of split on it.

The part that caught my attention is that they’re not really presenting it as another “ask AI questions about real estate” product. Their pitch is much closer to having multiple AI agents doing different parts of the investing workflow: sourcing opportunities, analyzing the numbers, underwriting, helping with financing structure and then keeping the transaction organized. They also claim the system can look beyond normal listings into things like government-seized/distressed properties, probate/public records and auction-type sources.

That’s a lot more interesting to me than using ChatGPT to calculate a cap rate, but it also makes me more cautious because there are a lot more places for bad data to creep in.

I don’t mind double-checking the final numbers, I’d do that with any tool anyway. I’m more interested in whether it meaningfully cuts down the first 80% of the work or just gives you another dashboard to review.

Would especially like to hear from someone who has used it on an actual deal, not just played around with the platform.
