How do you handle multiple expensive home projects at once, that you can’t afford but could fuck you if you push them to later?

I have some anxiety and I don’t know what normal people do in these situations. We recently bought a townhome and through no fault of ours (bad luck), the kitchen flooded and some mold grew. We got some money from insurance and had a good amount of savings to let us rebuild the kitchen and remediate the mold. However, kitchens are obviously a massive expensive and it has dwindled most of our savings.

At the same time, there are a couple of issues in the upstairs bathrooms, neither of which were easy to notice at move in.

The largest issue is that when the shower is run in my kid’s bathroom upstairs , there is a persistent musty smell that doesn’t leave the room for a long time. Well I think it’s only when the shower runs but I can’t tell it could also be when the sink or toilet are going. There’s no smell when the room isn’t being used I don’t think.

After the issues with the water in the kitchen and mold, I know that musty smells are really not a good sign.

I know mold grew in the kitchen because the first contractors we hired didn’t tackle the problem quickly enough and proactively enough.

We do not have the money to rip up my kid’s bathroom and see if there’s mold in it until next summer. But I am very concerned that the longer we leave it, the worse the problem will become.

The last problem is - In the master bathroom, there is a frequent urine/sewage smell when the toilet is flushed and the sink closest to it is turned on. Paying a plumber to try to problem solve that could cost a lot of money since we can’t quite pinpoint it. We could probably do this next year but again it’s so bad I just wouldn’t use my sink for an entire year.

What do people do in these situations do? The smell in my bathroom is whatever but I’m genuinely wanting to avoid a massive water or mold disaster in my kid’s bathroom. Would you wait until next year and deal with whatever problem is at that point? Or try to take out a loan and solve the problem now?

I finally just got rid of my constant migraines and headaches from the kitchen mold.
