Surveyor has advised that I should walk away...

Got my survey back last week for the leasehold flat I've been trying to buy. I had a phone call with the surveyor today who talked me through the report and the programme of works that he felt the building needs, as well as some other potential dealbreakers that need further investigation.

The surveyor essentially thinks there are significant works coming (eg structural repairs, roof, and windows) which could be in the tens of thousands for each flat, and that the seller is likely trying to sell quickly to avoid these costs. His candid advice was that there are better properties out there and he would recommend not buying this flat (advice he says he rarely gives).

I know there's the option to go back and try to negotiate the price, but I am somewhat doubtful the seller would accept a reduction of ~30-40k (around 10% - if that's even the correct cost) for speculative works. Plus, I'd then have to accept additional cost now to investigate the other red flags raised by the surveyor, and potentially have to pull out over those in a few weeks anyway.

So -- pretty big bummer! I'm very glad to have had such a thorough survey, and a surveyor who has given me his honest opinion. But it's tough to have to go back to square one of looking again. Has anyone else had to pull out after the survey? Some stories with happy endings would be great to hear!

Edit: thank you all for your comments! My gut was saying to simply pull out rather than renegotiate, which is what I think I'll do. Definitely agree that I am very thankful to the surveyor, and will definitely use them on the next one (infinite customer hack?).

Edit 2: Very happy to share the name of the surveyor over chat if anyone needs it!
