Managed rental business does it make sense?

So a friend had reached out wanting to set up a home renting business i know its been done over and over and not many have succeeded..the idea is to pickup rental units 3bhk and above.. and sublet it...driving premium through some services like room based electricity costing, providing house keeping, pantry service, welness options, etc...rooms would be rented out in single occupancy model, so rather than co living lits more of helping strangers rent places together while provoding a service layer...what do you guys think about this...would there be any brokers or realestate folks here who could help me with a small pilot.
