A Few Things to Check Before Buying a Property
If you're planning to buy a property, don't judge it only by the sample flat, amenities or the brochure.
A few things I would personally check during a site visit:
- Actual approach road — not just the project entrance.
- Noise & surroundings — visit at different times if possible.
- Natural light and ventilation — especially for the actual unit you're considering.
- Total cost — ask about parking, maintenance, registration, GST and other charges instead of looking only at the quoted price.
- Nearby development — understand what is already there and what is planned around the project.
- Documents & approvals — ask for the relevant documentation and verify it independently.
- Sample flat vs actual unit — don't assume everything you see in the sample flat comes with the apartment.
One thing I've learned from working in real estate is that a property can look great during a presentation but still not be the right fit for a particular buyer.
So take your time, ask uncomfortable questions, and compare the property with your actual requirements.
I’ve also written a more detailed version of this topic on my personal real-estate website, if anyone finds it useful: mahendramishra.in
