Would you get another house with VA loan with these current rates?

i currently own and have the opportunity to rent it out and break even. I am contemplating on whether to get another house in Bowie, MD or just live in my current home (District heights) with basement rented out already. These rates got be thinking otherwise as i was on track to get a preapprove last month. Thank you for your input.
