Last year I had my garage converted into a finished garage gym. As part of the project, the contractor changed two existing openings.

The large opening shown in the wide photos was originally the garage door and was converted to the large retractable glass door. The window next to it was originally the regular entry door into the garage. They removed that door, framed the opening down, and installed the window you see now.

The cracks in the close-up photos are all around that converted window opening.

Earlier this year, a crack developed along the lower/right side of the window. The contractor came back under warranty in May and repaired it, but the crack has already returned. I’m now also seeing new cracking above the window and around the upper corners of the opening.

I’m trying to determine whether this looks like a relatively simple drywall/tape/joint issue or whether the crack pattern suggests there could be an issue with how the old door opening was framed and converted for the smaller window.

I have limited information about exactly how they framed the opening behind the drywall, so I’m not trying to diagnose it myself. Before I go back to the contractor under the warranty, I’d like to have a better idea of what I should be asking them to inspect rather than having them simply patch and repaint the cracks again.

A few things that may be relevant:  
1. The lower crack has already been repaired once and returned within a few months.  
2. There are now cracks developing in multiple areas around the same converted opening.  
3. Some of the cracking appears to follow fairly straight horizontal/vertical paths, which made me wonder about drywall joints or where new material meets the existing wall.  
4. There are two other windows in the garage that have not developed this type of cracking. These were always windows to begin with.    
5. The contractor previously suggested normal foundation movement could cause cracking, but the recurring/localized pattern around this particular converted opening is why I’m questioning whether something else is going on.

For anyone experienced with framing/drywall/window conversions, what would you want the contractor to inspect here?

Would you be looking first at drywall seams/tape and fastening, the framing around the former door opening, the header/window framing, or something else?

And if the same crack returned after the first warranty repair, what would you consider the proper repair rather than another cosmetic patch?

Appreciate any advice. I’m mainly trying to understand what questions to ask when I send this back to the contractor under warranty.
