LCS Marked Up Prices

I visited a few LCS recently (industrial and retail) for the 30th anniversary set, majority were selling way above MSRP, whereas some retail LCS sell reasonable pricing. Understand they have to earn, but some were selling too high I had to come and rant 🤣

Tried to nego $5 (for the fun of it) and they went “you don’t know how much we need to cover our overhead”, “we don’t really profit from this” etc..

My genuine question is:

1. Isn’t industrial building rent cheaper than retail?
2. According to URA, industrial building unit cannot be used as a retail shop so why are there more and more LCS in industrial areas 🤣
