REMINDER: Silent Hill is not a ghost story
First of all, I think Silent Hills is going to be great and a quality production (and a world apart from the crap we've endured since Homecoming) but: it's NOT Silent Hill. Just like anything outside 1-3 is not Silent Hill.
I don't think Kojima or Del Toro have it in them. Del Toro is obsessed with remaking things like The Orphanage and Mama over and over. Crappy ghost stories. He's overrated, and again, what he does is not SH.
And Kojima is basically a one-hit wonder (MGS 1) and ever since everything he has done has been characterized by having one or two interesting ideas, but ultimately the whole thing is half-baked, pretentious and vacuous. Also, he surrounds himself with yes-men who let him do incredibly stupid, downright senile stuff (e.g. MGS4's Johnny).
I can already feel that Kojima is going to use "alternate realities" as his SH version of "nanomachines". The plot is a mess? alternate reality! things don't make sense? alternate reality! and so on.
Furthermore, I've already seen Kojima's vacuous, pretentious and just atrocious show up in P.T.: "The only me is me. Are you sure the only you is you?" gee, you could have just had any random angsty teen write that.
But what could we expect from mr. "If you will not be a prisoner to fate, go, fulfill your destiny" and "it was never going to work out for me. It even rained on my birthday -> no, you were the lightning in that rain".
In short, don't overhype Silent Hills. Kojima is not that good and Del Toro is way out of his depth here.

Silent Hill 2 and 3 have haunted mansions and ghosts in them, as well as Silent Hill 4.
See: Ernest Baldwin, Amy Baldwin, Hazel Street Station Subway Ghost, Borley Haunted Mansion, and Walter's 21 Sacraments.
Silent Hill has a few ghost subplots in them. There's even more in the western games, but please don't act like SH2-SH4 didn't have ghost elements.
