Real Estate Fraud? Is this person legit?
My dad is selling his business and posted it on a paid commercial real estate site. We had it on there before but the listing expired and he relisted a few months later.
Recently he got an email from someone where the person, she, is claiming that she is interested in the property and wants my dad to sign an agreement saying she will get x commission out of the sale. The email is very simple and looks to be typed out in a matter for 5-10 minutes.
The thing that stuck out to me was 1) The email was sent from a standard hotmail account 2) There was no header/signature where her name, company, phone number, or any info listed 3)She does not live close to the area at all.
I got the information from my dad and called her myself. She claims to be "Independent Real Estate Broker" and she says she will email me a picture of her license. I am still waiting on that email.
So my question is, is my dad being scammed? Is this a legit way to sell a property? What are some red flags?
Any advice would be greatly appreciated. Thanks in advance.
Edit: The business is located in the state Virginia.
Edit 2: She sent proof of her license and I checked the number online. The information so far checks out.
