Looking to purchase a single condo unit.

The property is a beach front hotel with units owned by individual investors. This will be my first rental property. I'm still in the research stage and I was wondering if the sellers have to disclose how many days it has been rented in the previous years and for what price. I have a friend that owns 2 units and he does very well with his so I feel fairly confident but still not wanting to go in blind.
