Studio Apartments

I'm looking for a studio apartment for next year. My budget would be ~$800 per month including utilities. My priorities are:

1. Quiet place to live
2. Helpful, honest landlord
3. AC/heating, modern unit
4. Good internet speed
5. Somewhat close to campus (10 minute drive would be acceptable)

I've also heard good things about Cross Winds Apartments. If there are any 1 bedroom houses or stand-alone units around here, I would also be interested in that. Any advice is much appreciated! Thanks!
