[First Time Homebuyer] Looking to purchase a home in the next ~2 years in San Diego. What's something I wouldn't even think to ask?

We're in our (very) late 20's just starting to seriously save for a home (probably a condo) in the San Diego, CA area, possibly Encinitas. We're not married, trying to save for this house! The entire process seems insane and overwhelming.

Our budget is about $500k but we're not going to make 20% down. We both have excellent credit.

Other than saving every penny, what else should we be doing? What are we not even thinking about the we should be?
