Rent or buy (in a questionable market) as a graduate student?

Housing

I'll be attending graduate school next year. I basically have two options:

Rent an apartment for 400-500 dollars a month.

Or

Buy a house for 25-35k~ and rent out the spare rooms

I currently have just under 10k saved (hoping to reach 14k by time I leave for school) and am expecting to receive an assistantship with a stipend of $7500/yr.

Graduated last year and am currently living with my parents while I do substitute teaching, so I have 0 expenses and am banking 100% of each paycheck.

I have zero interest in staying in the area after my masters is finished. I'd need to leave (and sell the house) so that I could relocate for a Phd program.

The area is a depressed region, however I would be trying to buy closer to the nice parts of the city. My biggest fear would be not being able to sell the house once I finished the program. Or not being able to find potential renters, though I doubt I'd have to much of an issue with that part.

The main point drawing me towards buying would be the extra income, that would help a lot.

Advice well received: I'll rent.
