Please Help - Summary Ejectment Notice due to honest mistake
I was just served with a Summary Ejectment notice from my landlord in Baltimore city for failure to pay my rent this month (Landlord's Complaint for Repossession of Rented Property pursuant to S.8-401).
...
In all honestly, I thought I had paid my rent (there is an online system, and I suspect I probably was distracted halfway through and did not complete the transaction). This is the first I've heard anything from my Landlord. Absolutely no attempt was made to notify me that I owed rent. I've lived at the premise for over a year and have never been late before. All of a sudden I have a court date for possible eviction. Given that it was an honest mistake that I could have fixed if my Landlord had simply contacted me, I am very upset by this all.
...
As soon as I received the notice today, I went online and paid my rent, penalties and associated fees related to my Landlords filing of the notices.
Two questions:
-
Do I still need to attend the court, even though I have now paid all my rent? The trial date is in 2 days, and I'm supposed to be travelling for work. Can the Landlord cancel the trial date now that I've paid? What happens if I simply don't show up? Can I send someone in my place?
-
Will there be a record that follows me of this event and hurts my credit report or prospects of renting in the future?
