Landlords - what do you do for flooring? House is in Denver.
Edit: Should I replace the vinyl in the kitchen for a uniform look downstairs (as in entire bottom floor gets laminate instead of just the carpeted areas)?

I bought a house in Denver, lived in it for several years and then moved and rented it out.
Now the original renter is moving out and her dogs with her.
The house has a thick padding and is very comfy. Obviously it needs to be replaced after the renter is out, but with what?
Some people tell me carpet is cheap, do that. Other people say to go with laminate (8mm or more) so it can just be mopped after the next renter moves out and if it's damaged, it's obvious that it's neglect/abuse and they pay for it.
Also, the house is a two-story house with carpeted stairs and the bedrooms are all upstairs. Would it make sense to just replace flooring downstairs if the upstairs is decent? Kitchen and entryway is vinyl or somesuch - should that be covered with the laminate too if I go that route, or just replace the carpeted areas?
Either way, it looks like I'll be out many thousands of dollars to have the management agency send a contractor out to paint and redo the floors. sigh
