Internet randomly disconnects every few hours for around 30 seconds exactly.

Problem has been effecting me for about a year or so. My internet randomly disconnects every few hours randomly, for exactly 30 seconds and its super annoying when I just get disconnected randomly from games or talking to friends.

The Land lord owns router and is gone most of the time, so I do not have access to the router itself. However I can access the router settings and modify them as seen herebut not really sure what to edit

The router is a Tenda W308R, and provider is XFinity.

I tried extending the DHCP lease time to 1 week and updated the firmware but that didn't seem to have any effect. If anyone could help me, that would be greatly appreciated. Thank you
