Help with investors

First off I am reaching out to all of you due in fact to the many great words of advice I have read on this sub over the years. Me and my spouse (whom has been an administrator for 20+ years in public school system) have seriously thought and laid out a great opportunity in the daycare industry. We are wanting to open a accredited school in a area growing tremendously in population. Current there is no such school in a 15 mile radius. We know with the location and plans we would set forth would be a goldmine. The problem arises with the fact that we are not extremely wealthy. We would need a start up investor. Where do we find or screen such investors to make this dream come true? Also, what are some black flags we should be online lookout for in our search. Any advice would be greatly appreciated.
