(FL, USA) Rental lease agreement, need help negotiating terms about replacing major equipment.
See this image snippet of lease: https://i.sli.mg/a0J3OK.png
My issues are that according to this lease I am responsible for full replacement of air conditioning/heating unit/hot water heater/extermination. Do I have any legal precedent to refuse to agree to these terms? I have been living here for 3 years and I am about to sign a 5 month lease before I change states, air conditioner actually broke after 12 years and landlord DID pay to replace it, but I would not want to give him have any cause to withhold security deposit when I move out either due to this issue or if the water heater breaks or something similar.
I could ask for these clauses to be removed but the agent for the landlord is a real prick and will likely say "no" so I will need something stronger to demand they be removed.
