Tenant/Landlord Responsibility

Ok, so here's the situation.
We're having some maintenance issues in our rental property and our landlord is giving us a hard time about taking care of them. We're trying to ascertain responsibility.

1. There is a congregation of wasps outside of our door and they are starting to form a hive, we need them removed.
2. Despite our best efforts, mold has started to grow on our bathroom ceiling due to inadequate ventilation. Even opening the window has not mitigated it.
3. Our screen door broke off during a bad winter storm and it needs to be replaced.
   Which of these is on us and which is on her?
