18℅ return annually seems to good to be true but they seem to sell out every time. Anyone here tried investing with them?

having a quick look at it...
sites like that are often trading on illiquid properties, which might even be hard to value, so they can probably get not entirely independent valuers in. If a bunch of people decide to pull out at short notice, they're fucked.
Look at similar sort of wine investment funds - a few of them got really fucked for similar reasons.
