My UnRAID-box will be in my "serverroom" in the basement. The goal is to have a Windows HTPC VM - How do I get USB and HDMI across the house?

I have found a few adapters for sending USB over ethernet, and also HDMI over ethernet, some of which use 2 ethernet ports. I have only 2 ports in my living room, one of them will be occupied by an accesspoint in the future. So a solution that only uses one port is something like this which is freaking expensive (but probably works I guess), or Steam Link. Do you have any experience with using Steam Link for that purpose? (How well) does it work? Are there other solutions out there for this problem? Thanks!
