How can I protect myself and my cleaning business from uncovered insurance claims?

Hi

Picking up on the idea that has been posted a few months ago here (https://www.reddit.com/r/Entrepreneur/comments/5lfy6n/4_years_ago_i_wrote_a_case_study_on_reddit_on_my/) and currently getting insurance done. I live in Europe, so things might slightly differ.

I am searching for a solution on the following topic: My insurance does not cover certain claims such as when the cleaning maids:

  • use a cleaning agent that is too strong and damages a floor
  • scratch the windows

We will obviously train them strictly and give them the right materials, but you never know, one of these things is very likely to happen eventually and can easily cost 10-50k which would put us out of business.

How would you protect yourself (your money) and your business from these uncovered insurance claims?

Is it possible:

  • to make the cleaners liable in case they mess it up despite correct instructions?

  • state in the terms of service for our customers that certain things are not covered?

The insurance which we are in touch with is regarded as one of the prime insurance companies in our country, especially for construction & cleaning.

I will meet my lawyer shortly to see what options we have and call a competitor to "ask" how they deal with this, but I would very interested in hearing your thoughts and proposals. Thanks in advance.
