(VA) Property Manager said I must use their carpet cleaner but it's not explicitly stated in the lease.

I live in Virginia and my lease is soon to expire. My property manager said I must use "company name" carpet cleaners to clean the carpets. The lease states it must be professionally cleaned and a receipt is required for proof. The lease doesn't say anything about a specific company. I looked through the property management tenant's handbook and it also states the carpets must be professionally cleaned with receipt as proof; however, it also says the property manager will provide an approved list of vendors. This seems fishy since they only gave me one vendor I can use. Am I free to use whichever vendor I choose or do I have to use the only vendor they list?
