Moving out the frat house and getting my "2nd" home

Hey guys,

So in college my frat brother and I purchased a home right around college town. A few years later life happens and I moved across country. It's a 4 bedroom home where two were for us and the other two were for friends, family, anybody who needed a place and paid rent. Now we have three tenants and the co-owner living there. I want to but a second home but unsure of how to proceed. My credit profile is mediocre (663) so I'm a year or so away from even applying. But I figure I won't be able to get a FHA loan or some other great deal. Just now sure how to proceed. Any advice? pitfalls? Things I can do now to make it easier for me?
