Affordable Studios in Downtown Jersey City?

I'm looking to move from Brooklyn to JC to rent a studio apartment somewhere around the Grove St/Exchange Place Path stations. I'm quickly realizing that it will be extremely difficult to secure something decent that's less than $1700/month.

Are there any up and coming areas/buildings that would have studio apartments in the range of <1500/month? I've been searching every website, even going to leasing company's/building's websites directly (those are always the luxury ones that are WAY more expensive...), but having no luck.

I'm looking to move in a few months, and appreciate any help or tips in advance!
